Golden Visa (investor permanent residence permit)
In high-demand areas the threshold was raised to €800,000; €250,000 applies to converting a commercial building into housing and to restoring a listed building. For residential investments there is a minimum main living area requirement of 120 m²; this does not apply where the use is changed.
ARI — residence through investment (art. 90-A)
The investment activity may not be directed at real estate, whether directly or indirectly. On the fund route, units in a non-real-estate collective investment undertaking established under Portuguese law with a maturity of at least 5 years are required.

Guest investor residence permit
Fund units must be held for at least 5 years; at least 40% of the fund’s net asset value must be in residential real estate in Hungary. The permit runs for a maximum of 10 years and can be extended once by 10 years.

Residence permit as a property owner
In Riga, Jūrmala and certain municipalities the investment must be made in a single property; outside these areas the combined total of two properties is taken as the basis. Additional conditions apply regarding the cadastral value and the status of the seller. On the first permit, 5% of the purchase price is paid to the state budget. Legislative discussions about the future of the programme are being followed.

Malta Permanent Residence Programme (MPRP)
The MPRP is a residence programme. The 2020 regulation granting citizenship directly in return for investment was found contrary to EU law by the Grand Chamber of the Court of Justice of the European Union in its judgment of 29 April 2025 (C-181/23).
No residence-by-investment programme
German residence legislation contains no residence permit based on the purchase of real estate. Residence is assessed through separate routes, such as self-employment under section 21 of the Residence Act (economic interest or regional need, secured financing; pension provision for those over 45) or qualified employment.
